George contends that communities don’t need to await large developers or new construction to make progress. Instead, he encourages local property owners, landlords, and smaller investors to implement practical measures:

  • Modernize outdated interiors with straightforward improvements like new flooring and paint.
  • Maintain open communication with tenants and respond promptly to repair requests.
  • Keep precise maintenance logs to prevent long-term complications.
  • Regularly inspect neighborhoods to identify older properties that may require attention.

George affirmed, “Achieving success in housing means consistently getting the small things right. You don’t need a massive budget to enhance safety and livability; you just need dedication.”

He further stressed that individuals can contribute by reporting unsafe conditions, backing local housing initiatives, and promoting responsible property management. He advised, “The most significant improvements begin locally. Anyone in a college town can play a part. You can advocate for better standards, support well-managed properties, and press for necessary repairs when safety is compromised.”

George traces his own philosophy back to 2009, recalling standing in his initial fixer-upper amidst dust and notes filled with calculations. He reflected, “That house taught me everything: analyze the figures, fix what needs fixing, and build something enduring.”

He believes that if more people adopt this approach, student housing across the Midwest can be strengthened. He concluded, “Better housing is achievable when property owners pay close attention to details. It doesn’t have to be flawless; it merely needs to be safe, clean, and well-maintained.”
